You are not legally required to have a written contract in most states, but having one protects you in disputes. Without a signed agreement, a client can claim they never agreed to your pricing, cancellation terms, or frequency. A written contract gives you something to point to if you need to collect unpaid balances or resolve a disagreement about what was promised.
At minimum: the names of both parties, the property address, a description of the services, the service schedule, the price and how billing works, a cancellation policy, and what happens if you can't access the property. For recurring clients especially, you also want to address liability for property damage and who is responsible if someone gets injured on the property during service.
This template is written for recurring service agreements — weekly, bi-weekly, or monthly clients. For one-time jobs, a signed estimate or work order is usually sufficient. If you want to adapt this contract for a one-time service, remove the frequency and cancellation sections and replace with a single service date and scope of work.
